The Trapped Equity Income Calculator

See what your worst rental is actually earning you — and what the same capital could produce as monthly income in a real estate debt fund.

Most experienced real estate investors discover something uncomfortable when they actually run the numbers on a single rental property: the equity they've built is producing a cash-on-cash return that would embarrass a savings account.

This 5-minute calculator shows you exactly what one rental property is earning you today, what you'd net if you sold it (after taxes and closing costs), and what those net proceeds could produce as monthly passive income in a real estate debt fund; assuming approximately a 10% annualized return.

Pick your worst-performing rental. Enter the numbers. See the truth.

Why I Built This

I'm Trent Dyrsmid — two-time Inc. 5000 entrepreneur and host of the Invest With Trent show.

I started my career in the 90s working at Merrill Lynch managing money for high net-worth families. That experience taught me that for the vast majority of wealthy investors, preservation of capital is their top priority.

After leaving Merrill, I spent two decades building and selling multiple companies - and earned spots on the Inc 5000 twice; #254 and #622 in 2019 and 2020. I was also featured in the best selling book, Atomic Habits, by James Clear.

As an investor, I've been on both sides of the table. Structured deals as a GP and written checks as an LP - including one investment that didn't go the way I planned. That loss cost me real money - and more importantly, it sharpened my due diligence framework in ways that no winning deal ever could.
